This recently refurbished, contemporary 2 bedroom, lower ground apartment is located in the heart of Kemptown. Just moments from the beach, this quite, elegant apartment accommodates up to 6 guests and offers a perfect, central Brighton seaside escape. Bright and spacious, the apartments modern furnishing are completed by beautiful bathrooms and a private patio that allows to create unforgettable memories by the shore! Guests can also make use of the wifi and smart TV, allowing them to stream their favourite shows and movies from platforms like Netflix and Amazon Prime.

KITCHEN
The fully equipped kitchen includes a washer/dryer, dishwasher, microwave, oven, plus plenty of cookware, glassware, crockery and cutlery so you can easily cook up a brunch or lunch for everybody. In addition to this we offer complimentary tea and coffee, salt and pepper - so please help yourself. The dining table seats up to 6 guests.

LIVING ROOM
You’ll find the sociable and light living room set up with a Smart TV and double sofa bed not yet made up as a bed, making it a lovely space for chilling out, getting together for a few drinks or catching up on the events of the day. If you prefer, you can simply relax and watch a movie on the TV.

BEDROOMS
There are two bedrooms with a mix of sleeping arrangements to suit your needs. Plenty of fresh bed linen is provided for all beds. Travel Cot and High Chair are available for hire.

BATHROOMS
- The main bathroom has a bath with shower, sink and toilet.
- The Ensuite has a shower, sink and toilet.
We provide plenty of bath towels, hand towels and bath mats

This house is a real home from home. A great place for a couple to relax and holiday together, it's also perfect for families, a group of friends or professionals.

We really want you to enjoy your stay with us and in order to make sure that you do and for the sake of other residents, we ask you to respect the house rules:

1. No smoking inside the property, If you wish to smoke, please use the patio and clean up any debris that is caused by smoking
2. Noise - In consideration of our neighbours, noise MUST be kept to a minimum between 22:00 and 08:00. This includes no loud music or parties. In case of a security call out due to noise disruption, this fee will be deducted from your deposit. We are not the anti-fun police but we want you to have a great trip and our neighbours to have a good night's sleep
3. No pets
4. Please note check out is by 11am. We do ask that you respect the check-out time as it affects our ability to prepare the apartment for the next set of guests (£50 penalty charge per hour)
5. When you are ready to vacate the property please wash up, bag and bin your rubbish, thank you
6. This property should only be booked by a lead guest who is over the age of 21, we do not accept bookings from groups of people under this age. If in doubt please contact us before booking

Failure to adhere to any of these house rules will result in deductions being made from your deposit to cover any additional costs for cleaning and damage caused.
